Project: Retained Façade Regeneration Scheme. Residential Apartments

This very complex and intricate project in the heart of Marylebone Village seamlessly blends the charm of retained Victorian architecture with the precision of new steel-framed composite-deck construction. The rear facades and internal structures behind the retained front facades were substantially rebuilt while preserving the existing party wall lines, requiring ingenuity and meticulous attention throughout the design and construction process. The goal: to achieve enhanced ceiling heights, superior thermal performance, and optimal acoustic separation in these laterally arranged, fully serviced apartments, whilst keeping as much historic fabric as possible under planning requirements.
Thoughtful planning ensured functional layouts, with well-proportioned bedrooms and open, expansive kitchen and living areas. Across the 14 apartments—ranging from 1-, 2-, and 3-bedroom units, including two inverted duplexes—a cohesive design language blends a minimalist aesthetic with a natural color palette, offering contemporary sophistication while leaving room for personal touches.
This seamless integration of style and practicality resonated with potential tenants, and the apartments were let immediately, reflecting their timeless appeal and meticulous execution.
Kasia was part of the Team working on the project from inception to completion during her 14 years tenure at ESA architecture prior to setting up Aware Design with Antonis Karydis and then Kasia Gott Studio.
